Why Panama City Homes Seal the Attic
Sealed attic and roof deck foam means spraying insulation on the underside of the roof deck and the gable walls instead of laying it on the attic floor. The attic vents get closed off, and the attic becomes a semi-conditioned space inside the house's thermal boundary. In many Bay County homes the air handler and most of the ductwork sit in the attic, so this changes where that equipment lives: instead of sitting in a vented attic exposed to the full summer heat, it sits in air close to indoor temperature.
When it makes sense
A sealed attic is worth pricing when the air handler or a lot of ductwork is in the attic, when the attic has a complicated roof with lots of hips and valleys that is hard to air seal from the floor, when the attic is used for storage, or when the ceiling below is full of recessed lights and penetrations. It is less attractive when the ducts are already inside the house, the attic floor is open and easy, and the roof is near the end of its life. In that case sealing the ceiling and blowing insulation deep usually costs less for the same comfort, and we will tell you so.
Getting the details right in a humid climate
A sealed attic is only as good as the roof above it. Before we spray we look at the decking from below for stains, soft spots, daylight and nail pops, and we ask about the roof's age. Foam over a wet deck can trap the moisture against the wood. We close off soffit, ridge and gable vents as part of the job, so the attic is not pulling in humid outdoor air. Bath and kitchen fans that dump into the attic get re-routed outside. Open-cell foam is the usual choice under the deck here: it fills the rafter bays thickly at a lower cost per R and lets the deck dry inward. Closed-cell is used where the rafters are shallow or where the design calls for a vapor retarder.
How much foam
The 2023 Florida Building Code, Energy Conservation, lists R-38 for ceilings in Climate Zone 2, which covers Bay County, and a roofline assembly in new work has to meet the code path the builder or designer chose. On an existing house, the practical target depends on rafter depth and budget. HomeGuide rates open-cell at R-3.5 to R-3.7 per inch, so every inch counts. We write the planned thickness and R-value on the quote so you know what you are buying, and we measure thickness as we go.
Barriers and code
Foam left exposed in an attic usually needs an ignition barrier coating or a listed foam that passes without one, depending on the product and how the attic is used. If the attic holds a gas appliance, combustion air has to be handled once the vents are closed. Building departments may want to see the foam maker's evaluation report. We handle these details as part of the spec and explain them before you sign.
After a reroof or storm repair
A lot of Panama City homes got new roofs after Hurricane Michael in October 2018 and after later storms. A fresh, dry roof deck is a good time to seal an attic, because the deck is sound and the old, often dirty floor insulation can come out at the same time. If your roof is planned in the next year or two, it is usually better to do the roof first and the foam after.

What a Sealed Attic Job Includes
The foam is the main line item, but the vents and details make it work.
Roof deck foam
Open-cell or closed-cell sprayed to the quoted thickness under the decking and rafters.
Gable and kneewalls
Foam on gable end walls and any walls that separate the attic from outside.
Vent closure
Soffit, ridge and gable vents sealed so the attic stops drawing in humid air.
Fan re-routing
Bath and kitchen exhaust fans ducted to the outside instead of into the attic.
Old floor insulation
Removal of dirty or storm-soaked insulation from the attic floor when it makes sense.
Ignition barrier
Coating applied where the foam product and attic use call for it.

Published Sealed Attic & Roof Deck Foam Costs
| Job | Range and source |
|---|---|
| Spray foam on the roof deck | $1,500 to $9,000 (HomeGuide attic guide) |
| Spray foam, attic (existing home) | $2,500 to $12,000 (Fixr) |
| Spray foam attic | $3,000 to $8,000 (HomeGuide spray foam guide) |

| Closed-cell, installed | $3.00 to $5.00 per sq ft (HomeGuide) |
| Old insulation removal | $1 to $2 per sq ft (HomeGuide) |
Figures come from HomeGuide's 2026 spray foam and attic guides and Fixr's 2025 guide, all national. Roof pitch, rafter depth, gable size and removal of old insulation shift the cost. The price on the written estimate we hand you is the price of the job.
How We Seal an Attic
1. Inspect the roof and attic
Check decking for leaks and stains, note duct and air handler location, and measure the roofline.
2. Quote both options
Where it makes sense, price a sealed attic next to a sealed ceiling with blown-in.
3. Prep
Remove old floor insulation if planned, re-route fans, protect the house below.
4. Spray and close vents
Foam the deck and gables in lifts and seal the vents.
5. Finish and review
Apply any ignition barrier, measure thickness and show you the result.

Why Choose Us for Sealed Attic & Roof Deck Foam
Roof checked first
We do not spray over a deck that is wet, soft or leaking.
Both options priced
You see whether a sealed ceiling would do the job for less.
Vents handled
Closing vents and moving fan exhausts is part of the quote, not an afterthought.
Sealed Attic & Roof Deck Foam Questions
Will a sealed attic make my AC run less?
It usually helps most when the ducts and air handler are in the attic, because they no longer sit in extreme heat and any duct leaks land inside the envelope. How much it helps depends on the house, the duct condition and the equipment. We will not promise a percentage.
Does the attic need to be vented after foam?
No. A sealed attic is designed to be unvented. The soffit, ridge and gable vents are closed as part of the job, because leaving them open would pull humid air into the space.
Will foam on the roof deck void my shingle warranty?
Some shingle makers have had language about unvented roofs. Check your roofing warranty or ask your roofer before the job. We can give you the foam product details to share with them.
What happens to the insulation on my attic floor?
It can stay, but often it comes out, especially if it is dirty, wet or full of droppings, so the attic can be used for storage and the ceiling stays clean. We price removal as its own line.
