Insulating the City on St. Andrews Bay

Spray Foam Insulation in Panama City has to answer to a long cooling season. The city's climate table on Wikipedia gives a July average high of 91.1F, 61.27 inches of precipitation a year spread over about 100 wet days, and a humid subtropical climate with long, hot, humid summers. Winters are short but not always mild: the same table lists a record low of 6F, and the city saw up to six inches of snow in the 2025 Gulf Coast blizzard. Most of the work, though, is about keeping heat and moisture out from April into October.

A city with many building eras

Panama City took its name in 1906 and incorporated in 1909, but the St. Andrews area on the west side dates back much further, to settlement around 1765 according to Wikipedia. That history shows up in the housing: older frame and block houses near downtown and St. Andrews, mid-century ranches across the middle of the city, and newer infill and rebuilt homes. QuickFacts shows owners living in 56.3% of occupied homes for 2020-2024 and a median owner-occupied home value of $268,900, so there is a big mix of owners and renters, and of houses in very different condition.

What Hurricane Michael left behind

The city took a direct hit from Hurricane Michael on October 10, 2018, which made landfall as a Category 5 storm with winds of 160 mph. Wikipedia describes catastrophic damage to the city and surrounding communities. Many Panama City homes had roofs, drywall and insulation replaced in the years after. When we visit a house that was repaired after the storm, we look at whether the attic insulation was replaced, topped up or left in place after it got wet, and whether the new roof deck is dry and sound. That decides whether we can spray the deck, blow over what is there, or need to pull it out first.

Ducts in a hot attic

In many Panama City homes the air handler and ducts are in the attic. That is the single biggest factor in how we plan a job. If the ducts are up there, sealing the roofline with open-cell foam puts them inside a semi-conditioned space. If they are not, sealing the ceiling and blowing cellulose or fiberglass deep is usually the cheaper path. Either way, we seal the duct boots where they meet the ceiling, since leaky boots are common and they dump cooled air into the attic.

Slabs, piers and termites

Many houses here sit on slabs, but older ones on piers over crawl spaces turn up in the older neighborhoods. For those floors, closed-cell foam under the subfloor works well, and we keep it off the soil and leave inspection gaps, as Florida's residential code requires in heavy termite areas.

Panama City Questions

My Panama City house was rebuilt after Michael. Could the insulation still be a problem?

It can be. Some repairs replaced everything; others put a new roof over insulation that got wet. We check for matting, staining and mold and tell you whether it should stay, be topped up or come out.

Is a sealed attic worth it in Panama City?

When the air handler and ducts are in the attic, it often is, because they stop sitting in extreme summer heat. When they are not, sealing the ceiling and adding blown-in usually costs less. We price both.

How much insulation does a Panama City attic need?

Florida's 2023 energy code lists R-38 for ceilings in Climate Zone 2 for new work. The Department of Energy recommends R-49 to R-60 for an uninsulated Zone 2 attic.

Do you work in St. Andrews and downtown?

Yes. Older homes there often need ceiling sealing, attic cleanup and sometimes crawl space work, and we plan around tight attics and old framing.
