Growth North of the Bay

Spray Foam Insulation in Southport covers a mix of brand-new homes and older country properties. Southport is an unincorporated community on the north side of North Bay and west of Deer Point Lake, about 11 miles up State Road 77 from the center of Panama City, according to Wikipedia. The same page notes that the area has seen exponential development since Hurricane Michael as people moved in, so new subdivisions now sit next to older homes on large lots.

New homes

New houses built under Florida's 2023 energy code have to meet R-38 in the ceiling and R-13 in wood-frame walls in Climate Zone 2, and pass a blower door test at no more than seven air changes per hour at 50 pascals. Insulation levels in new homes are usually decent, but we still see leaky duct boots, unsealed recessed lights and hot bonus rooms. Spray foam in the bonus room floor and kneewalls, or a sealed attic when the ducts are up there, solves most of these.

Older homes on acreage

Older Southport homes often have thin attic insulation, single-wall ducts and floors over crawl spaces. Sealing the ceiling and blowing insulation deep is usually the first step. Floors on piers get closed-cell foam underneath, kept clear of the soil for termite inspection.

Shops and barns

Larger lots mean more steel shops, garages and barns. Bare steel drips when humid air hits cold metal on cool nights, and it bakes in summer. Closed-cell foam sprayed on the inside of the panels stops the drip and cuts the heat in one step.

Power and financing

Gulf Coast Electric Cooperative's history page lists its Southport office at 9434 Highway 77. Co-op members can look at the Energy Efficiency Loan Program offered through MAX Credit Union, which lists foam or cellulose attic, floor and wall insulation among eligible upgrades after a co-op energy audit. If FPL serves your home instead, its Northwest Florida ceiling insulation rebate is worth checking.

Deer Point Lake and the water supply

Southport sits just west of Deer Point Lake, and some homes on larger lots may rely on private wells and septic systems. That does not change the insulation itself, but it does affect where we can run equipment and park the spray rig, so we ask about well heads, septic fields and soft ground when we schedule. Tell us about anything buried in the yard and we will keep clear of it.

We also see a lot of new homes whose builders ran the main duct trunk through the attic. For those houses, a sealed attic is often the best long-term upgrade.

Bonus rooms and second floors

Two-story homes in the newer Southport subdivisions often have a bonus room or second floor that runs several degrees warmer than downstairs. The usual causes are kneewalls with batts that have fallen away, unsealed floors over the garage and long duct runs in a hot attic. Foam in those spots usually closes the gap.

Southport Questions

My new Southport home has a hot bonus room. What fixes it?

Foam in the floor over the garage and in the kneewalls and slopes, plus checking the room's duct run, usually solves it.

Can you insulate my steel shop?

Yes. Closed-cell foam on the inside of the panels stops the drip and cuts heat gain.

Can I finance insulation through Gulf Coast Electric?

GCEC members can look at the co-op's Energy Efficiency Loan Program through MAX Credit Union. It requires a co-op energy audit, a year of service and meeting the lender's requirements.

Do you insulate older homes on piers?

Yes, with closed-cell under the floor and foam kept clear of the soil.

Do you need to park near the house?

The spray rig needs to be within hose reach of the work. We plan around septic fields, wells and soft ground on rural lots.

Is a sealed attic worth it in a new Southport home?

If the main duct trunk and air handler are in the attic, it often is, because the equipment stops sitting in summer attic heat. If the ducts are inside the house, sealing the ceiling and adding blown-in usually costs less.
