Beach Homes on the County Line

Spray Foam Insulation in Inlet Beach serves the eastern end of the South Walton beaches. Inlet Beach spans south Walton and Bay counties, with its eastern edge in Bay County at the state park, and Wikipedia calls it the most eastern South Walton County beach. It is named after Phillips Inlet. After World War II much of the land was handed out by lottery to veterans, which is why it was sometimes called Soldiers Beach or Veterans Beach.

Big homes, big attics

Many of the homes here are large beach houses and vacation rentals, and those often have complicated roofs with towers, dormers and vaulted ceilings, multiple air handlers in the attic and long duct runs. Sealing the roofline with open-cell foam brings all of that equipment inside the insulated envelope and cuts the attic heat that leaky ducts would otherwise pull in. It also deadens wind and rain noise, which guests notice.

Humidity between stays

Rental homes sit closed up between guests, with the AC set back. Air leaks through the attic and floors bring in damp Gulf air, and the house can turn musty. Air sealing is the most effective fix, alongside proper dehumidification. In raised homes, closed-cell foam on the underside of the floor seals out humid air and does not sag or rust like batts.

Code

Walton and Bay counties are both in ASHRAE Climate Zone 2A. Florida's 2023 energy code lists R-38 for ceilings and R-13 for wood-frame walls in Zone 2, and new homes must test at no more than seven air changes per hour at 50 pascals. Spray foam helps builders meet that air-tightness limit.

Scheduling

Spray foam needs the house empty for at least 24 hours while it cures, per HomeGuide's guidance, so we plan around booking calendars.

Vaulted ceilings and towers

Large beach homes often have vaulted great rooms, towers and lofts with no attic above them. Those ceilings follow the roof, and there is little room for insulation. Closed-cell foam against the roof deck packs the most R-value into the space available, since HomeGuide rates it at R-5 to R-7 per inch. Where a reroof is planned, adding rigid insulation on top of the deck is another option, and we can explain the trade-offs.

We also check for hot spots where a tower or loft connects to the main roof, since those joints are often poorly sealed.

Multiple air handlers

Larger homes often have two or three air handlers in different parts of the attic. A sealed roofline covers all of them at once. If only one part of the house is the problem, we can focus on the attic section above it and price that area alone.

Inlet Beach Questions

Is a sealed attic worth it in a big beach home?

When there are air handlers and long duct runs in the attic, it usually is, because the equipment stops sitting in extreme heat.

How do I keep my rental from getting musty?

Air sealing the attic and floor and proper dehumidification. A tighter house stays drier between guests.

Do you work with builders on new homes?

Yes. We quote from plans and coordinate with the build schedule.

Can you work between bookings?

Yes. Foam needs about a day and a night empty; blown-in can fit a shorter gap.

How do you insulate a vaulted ceiling without an attic?

Closed-cell foam against the roof deck from below, or rigid insulation on top during a reroof. We explain the options for your roof.

Why is my loft so much hotter than the rest of the house?

Lofts and towers often have thin insulation and poorly sealed joints with the main roof. We check those spots on the visit.

Do you work on both sides of the county line?

Yes. Inlet Beach spans Walton and Bay counties, and we work on homes on both sides. Permit rules come from whichever county or city the home is in.
