Floors Over Open Air and Damp Ground

Crawl space and raised floor insulation matters in Panama City more than people expect. Many mainland homes here sit on slabs, but many older houses sit on piers over a crawl space, and a lot of homes near the Gulf and the bays are raised on pilings or stem walls to meet flood elevation rules. Those floors sit over air that is hot and humid most of the year. Without insulation and air sealing underneath, the floor takes on heat, outside air leaks up through plumbing holes and gaps, and on cool mornings the cold floor can collect condensation from the humid air below.

Two ways to handle a crawl space

A vented crawl space stays open to outside air, and the insulation goes on the underside of the floor. In this climate that means the floor framing is exposed to humid outdoor air all summer, so the insulation needs to resist moisture. Closed-cell spray foam sprayed directly on the subfloor and band boards does this well: HomeGuide rates it at R-5 to R-7 per inch, and at typical thickness it slows vapor and does not absorb water. The other approach is a closed, or encapsulated, crawl space: the vents get sealed, a heavy vapor barrier covers the ground and runs up the walls, and the space is dried by the house's conditioned air or a dehumidifier. Which one fits depends on flooding risk, drainage, the height of the space and how the ductwork is run.

Raised homes on pilings

Beach homes on pilings have no crawl space at all, just a floor with open air below. Fiberglass batts under these floors tend to sag, get wet and fall out, and they do nothing to stop air. Closed-cell foam on the underside of the subfloor, with any exposed foam protected as the code requires, gives an air-sealed, moisture-resistant layer. The Department of Energy's Energy Saver table lists R-13 for an uninsulated floor in Zone 2, which a couple of inches of closed-cell reaches.

Termites and foam

The 2023 Florida Building Code, Residential, section R318.8, restricts foam plastic insulation near the ground in areas with very heavy termite risk: no foam below grade on foundation walls or slabs or on the outside face of foundation walls, and at least six inches between foam and exposed earth. In crawl spaces we keep foam off the ground and away from the soil line, and we leave inspection gaps so termite tubes can be seen. If we spot mud tubes or damaged wood, we tell you before we do anything.

Signs a floor needs work

Cold or clammy floors in winter, musty smells in the house, cupping hardwood, sagging batts under the house, standing water or wet soil in the crawl space, and ducts with condensation dripping off them. Some of these are moisture problems first and insulation problems second, so we look at drainage and gutters along with the floor.

What Under-Floor Work Includes

Insulation plus the moisture control that keeps it working.

Closed-cell under the subfloor

Foam sprayed between floor joists and on band boards for raised homes and vented crawl spaces.

Crawl space encapsulation

Heavy vapor barrier on the ground and walls with sealed seams.

Vent sealing

Closing crawl space vents as part of an encapsulation.

Old batt removal

Pulling down sagging, wet or pest-damaged insulation before new work.

Crawl Space & Raised Floor Insulation Questions

Should I encapsulate my crawl space or insulate the floor?

It depends on how wet the ground is, whether the space floods, its height and where the ducts run. Low, flood-prone spaces near the water often do better with foam under the floor and the vents left open. Drier, taller spaces with ducts in them can benefit from encapsulation.

Why are batts falling down under my house?

Batts under floors absorb humidity, get heavy and sag, and the supports rust or rot. Pests also nest in them. Closed-cell foam bonds to the subfloor and does not have that problem.

Is spray foam allowed in a Florida crawl space?

Yes, with limits. Florida's residential code restricts foam below grade and requires a six-inch gap between foam and exposed earth because of termites. We keep foam on the floor framing and away from the soil.

Can you insulate under a house on pilings?

Yes. Closed-cell foam sprayed on the underside of the subfloor seals and insulates the floor. Where foam is left exposed, we follow the code and the product's requirements for covering or protecting it.
